Go-to-market and beta demand

How do you launch a two-sided marketplace against incumbents?

Solve the cold-start problem geographically. Concentrate the beta on one town so listings and demand data are real, position on something the incumbents structurally cannot offer, and capture waitlist demand elsewhere rather than launching nationally into empty search results.

Challenge

What was actually in the way

Every engagement starts with a commercial problem rather than a channel problem.

01

Challenge

A two-sided property marketplace launching against Rightmove and Zoopla. Free listings alone are not a reason to switch, and a marketplace with no supply cannot demonstrate demand.

02

Approach

Anchored the launch to one town — Crewe — so the beta had real stock and real swipe data instead of empty search results. Positioned the product on speed of sale and buyer-led matching, tied to the government's Home Buying and Selling Reform Roadmap, and used a waitlist plus saved-search alerts to build demand before national rollout.

Results

What changed commercially

Published client facts and agreed scope markers, read as marketing outcomes. No modelled or estimated figures.

Launched in beta with live local stock, a clear reason to choose it over a portal, and swipe-level demand data that gives sellers something the portals cannot show them.

The decisions

The calls that changed the outcome

Not a task list — the small number of decisions the rest of the work followed from.

  1. 01

    One town, not one country

Crewe went live with 113 homes, which meant real stock, real swipe data and a map that did not look abandoned. A national launch with the same supply would have looked like a failure on day one.

  2. 02

Position on matching, not on price

Free listings are not a reason to switch. Buyer-led matching and speed of sale are, and both were tied to the government's Home Buying and Selling Reform Roadmap so the timing had a reason behind it.

  3. 03

Capture the demand you cannot serve yet

A waitlist plus saved-search alerts turned out-of-area interest into an asset for the next launch market instead of a bounce.

A marketplace is only as credible as its emptiest screen. Shrink the market until the screens are full.

In their words

HausMart on the work

We were about to launch nationally with nothing on the map. Concentrating the beta on one town was Sam's call and it was the right one — we could finally show sellers genuine buyer demand rather than a promise.
