The 1954 Act
Authority asset and AI search visibility
How do you get cited by ChatGPT and Google AI Overviews?
Publish the answer at the level the assistant needs to quote: one page per question, a single self-contained passage that answers it, and structured data that names the entity behind it. Reference assets get cited far more readily than opinion posts competing for clicks.

What was actually in the way
Every engagement starts with a commercial problem rather than a channel problem.
Challenge
Lease renewal questions are increasingly answered inside ChatGPT and Google AI Overviews rather than on a law firm's site. The opportunity was to be the source those answers quote, not another blog competing for clicks.
Approach
Structured the whole of Part II of the Landlord and Tenant Act 1954 as a searchable reference — one page per provision, each with a plain-English explanation tied back to the section it comes from — plus an assistant that answers lease-specific questions. Every page is written to be quotable in a single passage.
What changed commercially
Published client facts and agreed scope markers, read as marketing outcomes. No modelled or estimated figures.

A reference asset covering the provisions that decide a renewal, built for citation by answer engines and used as the credibility anchor for the surveying practice behind it.
The calls that changed the outcome
Not a task list — the small number of decisions the rest of the work followed from.
- 01
Structure by provision, not by topic
Part II of the Landlord and Tenant Act 1954 was broken into one page per provision, each tied back to the section it comes from. That matches how the question is actually asked — 'what is a section 25 notice' — rather than how a law firm files its content.
- 02
Write passages, not paragraphs
Every explanation is written so a single passage answers the question completely. Answer engines quote self-contained passages; they paraphrase everything else, and paraphrasing loses the attribution.
- 03
Use it as the credibility anchor
The reference asset sits behind the surveying practice, which means the citations do commercial work: the enquiries arrive already convinced of the expertise.
AI search rewards reference material over commentary. Build the thing the assistant would rather quote than summarise.
The 1954 Act on the work
“The brief was unusual: build something the AI tools would rather quote than paraphrase. It now gets referenced in answers about section 25 notices and renewal deadlines, which brings us the enquiries a normal blog never would.”
